A vote on these proposed changes will take place at the July 21, 2026, BCA Community Meeting.

Briarwood Governance Modernization Proposal 

Your 2026 Board of Directors is proposing updates to our By-Laws to ensure stability, transparency, and continuity in leadership, as volunteer participation has decreased and certain administrative duties are now handled by professional management. 


What Is Changing? 


✔ Staggered Board Elections 

  • Officers will serve 2-year terms  

  • President & Secretary elected in even years 

  • Vice President & Treasurer elected in odd years 

  • No more full-board turnover in one year 

 

If approved, here is the impact on elections this year: 

 

  • In fall 2026, the President and Secretary would be up for election. Their term would begin in January 2027 and go through December 2028. 

  • In fall 2027, the Vice President and Treasurer would be up for election. Their term would begin in January 2028 and go through December 2029 

 

✔ Clear Nomination Deadlines 

  • Candidates must declare in advance 

  • No more nominations from the floor 

 

✔ Committee Structure Update 

  1. Committees formed only when needed 

  2. Members appointed by the Board 

  3. Volunteers recruited as needed 

  4. Management company may assist when volunteers are unavailable 

 

✔ One-Time Dues Adjustment 

  • Annual dues proposed at $125 per lot 

  • Reflects operational costs and maintenance. 

 

These changes are designed to: 

  • Protect leadership continuity

  • Reduce administrative strain   

  • Reflect current operational realities

  • Keep Briarwood stable and sustainable


VOTING INSTRUCTIONS AND PROCEDURES FOR JULY 21, 2026, BCA COMMUNITY MEETING 


The 2026 Board of Directors hereby provides formal notice of the following voting procedures regarding the proposed bylaw amendments and assessment adjustment: 

  1. Meeting Date and Time The vote shall take place at the duly called BCA Community Meeting on: July 21, 2026, at 7:00 PM 

  2. Voting Requirement Approval of the proposed amendments shall require a two-thirds (2/3) affirmative vote of the membership present in person or by proxy at the meeting, in accordance with the Association’s governing documents. 

  3. Ballot Distribution 

    1. Ballots will be made available to the membership through our association website at www.briarwoodsc.org and emailed with the newsletter. 

    2. Voting at the meeting shall be conducted by paper ballot only. 

    3. Ballots will be distributed at the meeting for members voting in person. 

  4. Deadline for Proxy/Absentee Ballots 

    Ballots must be received no later than 6:45 PM on July 21, 2026 (15 minutes prior to the meeting).
